Eisenhut Remodel

We had a returning client this year ask us to help them with a new property they purchased. It was a dilapidated house, that had been abused by the previous owners. This property was going to be remodeled to become a rental unit. We were able to quickly assess the property and make recommendations with high level cost estimates so the owner could evaluate their negotiating position. During the negotiations, we went to contract and started the procurement of the long lead items. 

 

We created a 4-week schedule and successfully completed the initial scope of the project. As with projects like this, the contrast between new and old becomes painfully apparently and so we increased the scope to address those areas. We did have exterior and interior scope with multiple sub-contractors to coordinate. We were able to keep our client up to date on an Owner Portal which they could see status photos, read the daily updates and communicate to the team. This project included remodeling the refurbishing an exterior deck that looks new and made a safer handrail, painted the exterior with updated color palette, cleaned up existing dry rot, removed existing buildings that was being used by transients, repair the gutters and replace the down spouts, remodel the master bathroom, changing all the flooring, installing new doors and trim, paint all the interior, installed new hot water heater, base board heating and a new air conditioner.
